Team Sohlman is Growing!

I have exciting news! Kathi Jaffe has joined Team Sohlman! Kathi is remarkably talented and I couldn’t be any happier to have her on board. Kathi brings a wealth of experience to the team, having worked 35 years in business sales and merchandising. Originally from Minnesota, Kathi has lived in the Eugene area for more than 10 years, and has developed a passion for seeking new places to explore and restaurants to discover.

When asked what tips Kathi has when it comes to selling a home, she says, “My experience in merchandising has helped me understand the importance of presentation and how you only have one chance to make a lasting impression. This means, making sure your home is presentable, warm and friendly for prospective homebuyers. It also means making sure details such as property photos are sharp and well lit and open houses are staged to entice people to make offers!”

Jan’s Favorite Place: Johnson Brothers Garden Market

Those who know me, know I love plants! As seasons change here in Lane County, one of my favorite places to visit for all my gardening needs is the wonderful Johnson Brothers Garden Market, located just a few minutes north of Eugene in quaint little Coburg.

Johnson Brothers has a tremendous variety of annuals, perennials, shrubs, trees, vegetables, berries, fruits for every season. And that’s not all. For example, come spring and summer, the selection of hanging plants (literally hundreds hang within their beautiful greenhouses) is a site to behold. You have to see the smattering of hanging color in person to truly appreciate the variety they have!  And during Christmas, the selection of poinsettias is one of the biggest you’ll find anywhere in the Northwest. Other favorite areas of mine include the selection of roses, houseplants and outdoor ground cover. Rarely do I visit Johnson Bros. without walking through each greenhouse and retail area to see the latest in new offerings. It changes all the time!

That said, the extraordinary selection and reasonable prices aren’t the only reasons why Johnson Brothers one of my favorite places. The warm and friendly service and atmosphere are what truly make it special. The staff is attentive, helpful, and will help you with any questions you may have. I’ve been blessed to get to know the owners, Katie and Caleb Johnson. These are two of my favorite people! Katie and Caleb are truly dedicated to what they do and have created one of the most unique retail experiences in Lane County. (How many garden centers have a coffee bar?!)  They are always bringing in new products to choose from and Katie incorporates elements of modern, country and metropolitan decor to the overall garden experience.

Additionally, Katie and Caleb have committed to a variety of fun events that include free classes on gardening (for children and grown-ups), as well as unique opportunities to fine-tune your home decor. They even have events such as hot pepper eating contents and lessons on how to fix cocktails with fresh herbs and ingredients. Johnson Brothers is so much more than a garden center!

I encourage all my clients to visit Johnson Brothers anytime of the year. They have arguably the best selection, prices and customer service in the area. Additionally, I host a cookie, hot chocolate and cider night from within of their greenhouses during Christmastime. It’s yet another a testament to their willingness to please each and every customer.

When you visit, ask for a chance to meet Caleb and Katie and tell them Jan sent you. They’ll likely go out of their way and come say hello.

Understanding Closing Costs

There are “closing costs” every time a home sold or bought. These costs include the fees associated with various components involved in a standard real estate transaction.

Typically Buyer Closing Costs:

  • Appraisal fee
  • Origination fee
  • Prepaid interest
  • Prepaid insurance
  • Flood certification fee
  • Tax servicing fee
  • Credit report fee
  • Bank processing fee
  • Recording fee
  • Notary fee
  • Title insurance

Typical Seller Closing Costs: 

As mentioned in a previous post, sellers typically cover the realtor commissions, which generally are 6% (3% for the seller, 3% for the buyer) of the selling price of the property.

Any unpaid property taxes are required to be paid by the seller, too.


When it comes to closing costs, buyers tend to have the most wiggle room and allowance for negotiation. Some buyers opt to buy the home at a slightly higher asking price, in return for a credit towards closing costs. For example, if buyer’s are facing $6000 in total closing costs, they could ask to purchase the home for $6000 more–an amount that won’t affect a 15 or 30-year mortgage more than a few dollars each month. The end result is more money in the buyers’ pockets at the time of purchase.
